"BRINGING THE OCEANS TO THE CITY"

Situated close to the center of the city, the Moscow Oceanarium complex will be the largest mixed-use leisure/retail destination in Russia.

The site lies within Victory Park at the Western Gate of Moscow, near the Arch of Triumph, already an established tourist destination.

The location is well-served by a newly-built Metro station, buses and Moscow's road network and offers access to 16 million potential customers within a short driving time.

Whilst the oceanarium will be the key anchor of the development, the complex is currently planned to offer a balanced public use and utilization ranging from entertainment, leisure and retail through to education, accommodation and commerce.

With saltwater and freshwater exhibits, every ocean of the world and species of fish will be represented - A truly unique experience of "air, land and sea" on display with living environments showing fishes, birds, mammals and reptiles in their natural surroundings.

The complex will be a prestigious landmark building on the final area of land available for commercial development within the city's closely-controlled planning authority and will be iconic but at the same time sensitive to the heritage significance of the location.

A lease for the land and all of the permissions for the planning consents have been granted and approved by the city administration.

The site preparation is well advanced and the primary ground slab will be completed during February 2006.

The complex is another project in Moscow by Eurasia Investment Group and is being developed by an experienced team of local and international architectural, engineering and construction specialists.

This is a unique project in Russia's history. The oceanarium complex is Russia's first ever and there is overwhelming support for its construction, both publicly and politically. It is hard to imagine another project that would attract so much attention and unanimous support- there is clearly an unrepeatable opportunity for success with this development.

The complex will have a total area in excess of 160,000 sq.m. on a 4 hectare site and is currently being planned to include the following major features:

The end of the construction is currently planned for the end of 2007 and capitalization of the project at completion is currently forecast to be around $600M.
